Property / Maintenance Manager

Our client requires a Project / Maintenance Manager.  The successful candidate will oversee a portfolio of 15 non profit residential sites consisting of high rise, townhouse and walk up communities in the City of Barrie and be directly responsible for delivering capital projects in excess of $1.5 million annually.

Key Responsibilities:

  • Management of annual Capital Budget ($1.5 million) and the annual Operating Budget ($4 million+)
  • Contract tendering and negotiations in compliance with corporate policies and procedures
  • Ensuring portfolio maintains regulatory compliance with Ontario Fire Code, Ontario Building Code, etc.
  • Managing a staff compliment of 24 maintenance personnel (WHMIS, OH&S, etc)
  • Reporting on a monthly basis to a Board of Directors and the management firm
  • Will act as the Health and Safety supervisor for the corporation

Key Qualifications:

  • Demonstrated experience in project/capital/facilities management in a multi residential property environment
  • Sound knowledge of building infrastructure and mechanical/electrical and life safety systems
  • Effective cost management skills
  • Experience in the development of annual operating and capital budgets including forecasting
  • Ability to liaise with governing agencies
  • Solid written and oral communication skills (English)
  • Knowledge of the Residential Tenancies Act is an asset

Junior Property Manager

This position is responsible for property management functions including day to day maintenance, tenant relations and administration, leasing and arrears management for 2 properties within Toronto. This position will require a four (4) day work week of 32 hours.

Qualifications:

  • Understanding of the Residential Tenancies Act, Ontario Building Code, Ontario Fire Code, etc

  • Sound knowledge of building maintenance requirements
  • Contractor Management and trade supervision experience
  • Solid arrears and vacancy management skills
  • Strong administration skills
  • Ability to multi-task and prioritize deliverables
  • Computer literacy including MS Office (Word, Excel, Outlook, etc)
  • Preparation and presentation of reports to a Board of Directors
  • Demonstrated ability to interact well with tenants
  • Excellent oral and written communication skills (English)
  • Must be able to work independently
  • Valid “G” Licence is required

LEASE / PROPERTY ADMINISTRATOR

The Lease / Property Administrator will provide ongoing direct support to the Regional Manager and administration support to five Property Managers as required in all aspects of day-to-day activities.

Essential duties for this role include but are not limited to:

  • Preparation of offers, leases and lease documentation for commercial tenants.

  • Assistance in analysis of A/R accounts and preparation of detailed account reconciliations.
  • Administrative support to Property Managers (letters, faxing, copying, etc.)
  • Prepare band deposits including posting cash receipts, photocopy cheques,
  • prepare deposit books, etc.
  • Prepare and print monthly A/R., P.O., Insurance and Fire Safety reports.
  • Prepare and report on leasing commission invoices/payments.
  • Prepare rent collection letters including demand and default letters.
  • Prepare and send monthly financial reports to clients
  • Maintain detailed tracking reports and follow up with client as required.
  • High accuracy and attention to detail is a must
  • Property Management office administration including typing and distributing correspondence to tenants, filing, answering phones.

Candidate Qualifications:

  • College Diploma or University Degree in a legal related area is preferred.

  • Experience in preparing leases and offers.
  • A minimum of three (3) years lease administration experience within a property management company.
  • A minimum of one (1) year accounting experience performing accounts receivable.
  • Proficiency in MS Excel and MS Word.
  • Excellent verbal and written communication skills.
  • Very strong attention to detail and problem solving skills.

Property Manager

As a Property Manager, the ideal candidate will be responsible for the successful operation of residential properties within Toronto and the surrounding regions. The candidate must be customer and team oriented in their approach.

Non -Profit Property Manager

Overview: Position is responsible for property management functions including day to day maintenance, tenant relations and administration, leasing and arrears management in a portfolio meeting the legislative requirements and DMS policies and procedures.

Qualifications: Extensive knowledge of social housing is mandatory with a minimum of 5 years related non profit property management experience Thorough understanding of housing programs that fall under SHRA, Operating Agreements, RTA and other industry legislation Sound knowledge of maintenance for highrise and townhouse sites Proven competency in budget control and understanding of financial statements Demonstrated effective communication skills (written and oral) Ability to multi-task and prioritize deliverables while maintaining a high level of organization Computer literacy using MS Office and ability to prepare and present reports to senior staff and Board of Directors Valid Ontario Class “G” Drivers License and reliable vehicle required Experience in managing a large staff compliment Ability to work outside normal business hours as required

Relief Superintendent (Part-time)

The ideal candidate must have previous property maintenance work experience and cleaning proficiency. Familiarity with building mechanical systems is also required.

In this position, the successful candidate will perform various building maintenance and repairs and will be required to respond to after hours emergencies as required. The position is based at a senior residential property.

The candidate will be required to work every other weekend and also cover vacation for the full-time staff.

Excellent customer service skills along with the ability to work independently with minimal direct supervision are a must.
